Our fee

$1,100 including GST. One price, agreed in writing before we start, that does not change because your lease turned out to be longer than it looked.

Why we fix the price

Ask most law firms what a lease review costs and you get a range and an hourly rate. That is honest, but it is also why a lot of people sign without advice. Faced with an open-ended bill and a landlord wanting a signature, it feels safer to just sign.

$1,100 against a commitment worth hundreds of thousands is a decision you can make in a minute. That is the point of fixing it.

We can fix it because we have done this a lot, and because software now does the slow part.

How we keep it low

The first few hours of any lease review used to be spent on careful but repetitive work: reading fifty pages, writing down every date and every dollar figure, checking one clause against another, and comparing all of it against the law in your state.

Software does that part now, in minutes rather than hours. It builds a file. Then a senior solicitor reads your lease themselves, checks everything the software found, adds what it missed, works out what actually matters for you, and writes and signs your advice.

No advice leaves this firm without a senior lawyer reading your lease and putting their name to it. The technology makes the work faster. It does not make the decisions, and it never gives you the answer.

Your documents are confidential, exactly as they would be with any solicitor. If you would rather we did not put your lease through our software at all, just say so — we will read it by hand and the fee is the same.

What you receive

You send us the lease and everything attached to it. A senior solicitor reads it, and you get four things back.

  1. 1Written advice you can act onPlain English, no Latin, no hedging. Every clause that could cost you money, what it means in practice and what it is likely to cost.
  2. 2Your obligations, listedWhat you have to pay, when, and what happens if you are late. Outgoings, rent reviews, make good, guarantees and insurance, set out in one place.
  3. 3A list of changes to ask forSpecific amendments, in order of importance, written so you can send them to the landlord or their agent as they are.
  4. 4A call with the solicitor who wrote itNot a paralegal and not a call centre. The person who read your lease answers your questions about it.

All of it for the fixed fee. If we think your situation needs more than preliminary advice, we say so before you pay anything.

What $1,100 covers

  • We read your lease and everything attached to it
  • Written advice, in plain English, on the parts that could cost you money
  • A clear explanation of what you have to pay and what you have to do
  • A check of whether your state's shop or tenancy laws protect you
  • A short list of changes to ask your landlord for, ready to send
  • A phone call with the solicitor who wrote your advice

Not included

  • Negotiating with the landlord for you
  • Writing or changing the lease document itself
  • Registering the lease and any government fees
  • Tax, stamp duty or business structure advice
  • Representing you in an argument or at a tribunal
  • Advice on whether the rent is a good deal commercially

If you want any of this, we will quote you first. Nothing extra is charged unless you say yes in writing.

How long it takes

You get your written advice within 5 business days from receiving your documents. If you are up against a deadline, tell us when you first make contact — we can usually go faster.

Before any work starts we send you a written agreement setting out the fee, exactly what we will do, and when. Nothing is charged until you accept it.
